Cancellation Policy
CANCELLATION AND SUBLET (RE-RENT): Rental deposits, accidental damage waiver fees, booking fees, and payments are non-refundable. Tenant is required to give written authorization for re-rental. If Agent is able to re-rent the rental unit for the Tenant, a 15% fee of the total rent will be deducted from received payments. The Landlord shall be paid all payments before Tenant is to be paid under re-rental. If the Landlord cannot be paid in full with the money received from the re-rental, the Tenant will add such funds as required to make full payment to the Landlord. Tenant agrees that this Lease may not be assigned or the rental unit sublet without the written consent of the Landlord, which may be withheld for any reason. If such consent is obtained, Tenant may sublet through the Agent for which Tenant will pay a 15% commission for said subletting and cost of cleaning.

Deposit Policy
PAYMENT POLICY: 50% of the total rent plus any service fees are due 10 days after reservation is made. Fees include Accidental Damage Waiver Insurance fee or any other fees associated with this rental including all municipal rental lodging taxes, a non-refundable booking fee, Travel Insurance (if chosen). Service fees and Accidental Damage Waiver Insurance fee shall be due and payable by credit card at the time of reservation on the on-line reservation system. Agent shall be entitled to collect the credit card payment when the Agent confirms the reservation on the on-line reservation system. The balance of the rent is due 45 days prior to check-in, unless otherwise specified. The rent balance may be paid by personal check, credit card, money orders, traveler’s checks, or certified checks. Personal checks will not be an accepted form of payment of the rent balance after 45 days before the check-in date. Mailed payments should made payable to: JMR Brokerage, and sent to Delaware Rentals, JMR Brokerage, Keller Williams Building, 37169 Rehoboth Avenue, Unit 11, Rehoboth Beach, DE 19971.

I would like to start this review by saying how much we have enjoyed staying in AirBnB’s domestically and internationally. Each of which have always been a wonderful and pleasant experience. Sadly, this will be the first negative review we have had to write. I wasn’t a fan of having to write this review since I don’t like hurting people’s businesses or income streams and I really struggled on if I should post this or not. However, my family encouraged me to say something about our experience because it really threw a wrench in our annual family beach vacation. We want to ensure this negative unforeseen experience doesn’t happen to anyone else.
We have preferred staying in AirBnBs (over a hotel) because they provide cost savings and can accommodate family and friend gatherings while exploring new places. This is the experience we anticipated and expected when we booked our Airbnb beach vacation rental home though the Airbnb App. The 3rd party realty group that manages this particular Airbnb home is Joe Maggio’s Realty. We booked our rental back in January of 2021 for our annual beach vacation in Bethany Beach from Sunday August 1st 2021 through Sunday August 8th 2021. We knew that beach homes are a hot commodity in this specific area, so we made it a top priority to book 8 months in advance of our stay. We invited our family and friends (well in advance) so that we could enjoy this special beach vacation with them. Everyone was so excited and looking forward to this time together. So Imagine our surprise when we were notified by Joe Maggios realty on Friday July 30th, 2021 (after 4PM that afternoon) that there was issue with our booking. The representative from the realty group, Connie, asked me where I was an if I would be picking up the keys for the rental before 5:00PM (the time of which they closed).  I was very confused to receive this call (two days in advance of our stay) when my family and I were set to arrive on the day we booked which was Sunday Aug 1st 2021. Connie informed me that Joe Maggios realty does not book rentals from Sunday to Sunday and that they only book Friday to Friday rentals. In a panic, I quickly pulled up my AirBnB Confirmation, which clearly stated my stay was from Sunday to Sunday, and immediately shared this information with Connie.  She said it didn’t matter – the reservation was from Friday to Friday. How could this be? After I got off the phone with Connie, I immediately called AirBnb Customer service to help clear up the confusion on this situation. Airbnb confirmed that my stay was booked correctly from Sunday Aug 1st 2021 to Sunday Aug 8th 2021. They informed me that they would be the ones to contact and inform my host of the discrepancy right away. About an hour later, around 6PM on Friday evening July 30th, Airbnb called me and told me they spoke to the host at Joe Maggios realty and confirmed that our stay was booked Sunday to Sunday. This validation and confirmation lead us to believe that this awful and last minute confusion had been resolved and that we would be staying the original dates we booked. We were satisfied with this result and it brought us comfort that this mix up had been handled properly.
Fast forward to Sunday Aug 1st, my wife, son and I made it to Bethany beach to stay in our Airbnb rental. The rest of our family members were set to arrive later that week on Thursday (8/5) and would be staying through the weekend until Sunday 8/8. It wasn’t until Wednesday August 4th that Connie called me again. This time to deliver the news that we were being evicted on Friday Aug 6th 2021.  It didn’t matter what Airbnb said to me verbally on the Friday 7/30 (before our trip), or what Airbnb discussed with the realty company beforehand, or what our confirmation of my booking showed on my email and app. Essentially, we were being removed early because Joe Maggios realty had doubled booked our rental home and another family was scheduled to arrive on Friday 8/6/2021. Joe Maggio apologized and provided us with a refund for the days we had to leave in advance – Friday 8/6 thought Sunday 8/8-we took this refund and used it to stay in a nearby hotel. This entire situation was extremely inconvenient to the 9 family members invited as well as our personal family vacation. We had to pivot and take important work calls from a park nearby in 100+-degree weather (because we had to leave our Airbnb early on Friday) to help accommodate Joe Maggio Realty and the next family. We also had to un-invite our family members where our nephews had been looking forward to this vacation for 8 months at this time and were crushed to hear this news.  
Could the communication have been better?  Absof**kinlutely. YES– There is definite room for improvement.  We booked 8 months in advance.  8 MONTHS!! Ample about of time to get in touch with us to let us know of their Friday to Friday booking policy. Receiving a phone call late Friday evening before our booked dates is unacceptable and disruptive. In fact, Joe Maggio had no problem reaching out to us in May and again June to inform of that our final payment was due on our rental. I almost paid it again until I had the foresight to check my statements and realized it had already been paid. I informed joe of this discrepancy and asked him to check his records when I was notified I was correct, but then again, I got another notification through the Airbnb app that they received my final payment on aug 2nd
