The spacious great room features a large flat screen TV with cable and DVD player and a wireless router for free internet access. There is a dining room table for 6. A large oceanfront balcony overlooking the beach, ocean and the oceanfront pools.

Master bedroom has a queen-sized bed, private bath, and nice flat screen TV. Guest bedroom has two twin beds and flat screen TV, Den has a trundle bed with flat screen TV a hall bath. The living room has a queen pull out sofa.

The fully equipped kitchen features a breakfast bar with additional seating for 2.

Owners and guests have exclusive access to a half mile of private, guarded beach with beach chair and umbrella service provided (for a fee). Additionally, there are 12 swimming pools (two indoor), 34 indoor and outdoor tennis courts, world-class tennis facilities and instructors, and two fitness centers including the Freeman Fitness Center (west side) which offers a 25-yard lap and recreational indoor pool as well as a variety of programs for kids and adults including Zumba classes, spin classes and open gym. This is a Saturday to Saturday property.

Sea Colony is a beautifully landscaped community with 24-hour security, walking trails, ponds, and community shuttle service.

Downtown Bethany Beach is within walking distance and includes quaint shops, outstanding restaurants, convenience and sundries stores and its bandstand with entertainment all summer long.

Delaware Seashore State Park is just to the north and Fenwick Island State Park is to the south, both just a 5 minute car ride away. Beyond the Delaware Seashore State Park is Dewey Beach/Rehoboth which provides outstanding night life, dining and famous outlet shopping. Just below Fenwick Island is Ocean City, MD that provides night life for any and every taste and a famous boardwalk with rides for the kids.

Also within a few minutes of the resort are championship golf courses, biking, camping, and numerous sports activities including fishing, wind surfing, kayaking, and boating.

Less than three hours by car from Baltimore, Washington, and Philadelphia areas, Sea Colony, the 'quiet resort' offers an unmatched package of amenities and services including 12 pools (two indoor), 34 tennis courts (14 Har-Tru clay and four indoor), Fitness Centers (with indoor and outdoor pools, weight room, saunas, whirlpool, and indoor gym), supervised children’s programs, courtesy community shuttle, hiking-biking trails, and more. The recreation fee is $40 per person, per week, for all guests age 4 and over during peak season. Cancellation Policy
CANCELLATION AND SUBLET (RE-RENT): Rental deposits, accidental damage waiver fees, booking fees, and payments are non-refundable. Tenant is required to give written authorization for re-rental. If Agent is able to re-rent the rental unit for the Tenant, a 15% fee of the total rent will be deducted from received payments. The Landlord shall be paid all payments before Tenant is to be paid under re-rental. If the Landlord cannot be paid in full with the money received from the re-rental, the Tenant will add such funds as required to make full payment to the Landlord. Tenant agrees that this Lease may not be assigned or the rental unit sublet without the written consent of the Landlord, which may be withheld for any reason. If such consent is obtained, Tenant may sublet through the Agent for which Tenant will pay a 15% commission for said subletting and cost of cleaning.

Deposit Policy
PAYMENT POLICY: 50% of the total rent plus any service fees are due 10 days after reservation is made. Fees include Accidental Damage Waiver Insurance fee or any other fees associated with this rental including all municipal rental lodging taxes, a non-refundable booking fee, Travel Insurance (if chosen). Service fees and Accidental Damage Waiver Insurance fee shall be due and payable by credit card at the time of reservation on the on-line reservation system. Agent shall be entitled to collect the credit card payment when the Agent confirms the reservation on the on-line reservation system. The balance of the rent is due 45 days prior to check-in, unless otherwise specified. The rent balance may be paid by personal check, credit card, money orders, traveler’s checks, or certified checks. Personal checks will not be an accepted form of payment of the rent balance after 45 days before the check-in date. Mailed payments should made payable to: JMR Brokerage, and sent to Delaware Rentals, JMR Brokerage, Keller Williams Building, 37169 Rehoboth Avenue, Unit 11, Rehoboth Beach, DE 19971.

The location is perfect and it was so nice to sit on the balcony overlooking the ocean every morning. My parents came with us and my dad has bad knees so it was nice to be able to get to the beach and the pool so easily. The place is very well laid out. We were 4 adults and 2 kids and were very comfortable. They did a good job cleaning but the place just needs an update. Appliances and furniture are old and dated. It needs new carpet, fresh paint, and wallpaper. The dry wall near the baseboards in the hall bathroom are rotting and wallpaper is peeling.

Location was great, communication with joe was not good, i had to email a few times to get address of the condo and unit #!! The ladies at check in were great, the building was great. My complaint is the unit needs a serious upgrade, very old appliances, and mold in restrooms, light bulb missing, light switches missing, door knobs loos, wall papers coming off!! The place is in terrible condition, but all the very basics are there. Need serious updates.

The location was great as Sea Colony always is. Unit is on 2nd floor which is also good because elevators are heavily used. Slightly disappointed in the condo itself. Needs updating. Could also have been cleaner when checked in. 3 bedrooms and 2 baths and that's pretty much it. No useful amenities in the unit. I would spend a little more money next time to get a nicer unit.
