Cancellation Policy
CANCELLATION AND SUBLET (RE-RENT): Rental deposits, accidental damage waiver fees, booking fees, and payments are non-refundable. Tenant is required to give written authorization for re-rental. If Agent is able to re-rent the rental unit for the Tenant, a 15% fee of the total rent will be deducted from received payments. The Landlord shall be paid all payments before Tenant is to be paid under re-rental. If the Landlord cannot be paid in full with the money received from the re-rental, the Tenant will add such funds as required to make full payment to the Landlord. Tenant agrees that this Lease may not be assigned or the rental unit sublet without the written consent of the Landlord, which may be withheld for any reason. If such consent is obtained, Tenant may sublet through the Agent for which Tenant will pay a 15% commission for said subletting and cost of cleaning.

Deposit Policy
PAYMENT POLICY: 50% of the total rent plus any service fees are due 10 days after reservation is made. Fees include Accidental Damage Waiver Insurance fee or any other fees associated with this rental including all municipal rental lodging taxes, a non-refundable booking fee, Travel Insurance (if chosen). Service fees and Accidental Damage Waiver Insurance fee shall be due and payable by credit card at the time of reservation on the on-line reservation system. Agent shall be entitled to collect the credit card payment when the Agent confirms the reservation on the on-line reservation system. The balance of the rent is due 45 days prior to check-in, unless otherwise specified. The rent balance may be paid by personal check, credit card, money orders, traveler’s checks, or certified checks. Personal checks will not be an accepted form of payment of the rent balance after 45 days before the check-in date. Mailed payments should made payable to: JMR Brokerage, and sent to Delaware Rentals, JMR Brokerage, Keller Williams Building, 37169 Rehoboth Avenue, Unit 11, Rehoboth Beach, DE 19971.

Not the typical AirBnB experience (this is a real store property), had to drive past the location to pick up and return keys (lock box would have been more convenient) the house is older, but cozy, and clean. Linen service was delivered, but told they did not make beds d/t covid.
Good location, able to drive everywhere we needed to go (groceries, beach, dinners, etc)- just right for what we needed for a weekend away with the family!

Cottage is in a sweet and convenient location - an easy drive to Lewes and Rehoboth. They offer linen service and drop it off at the home for you to make your own beds. There are no blankets in the house, so I suggest that you bring them, or order them from the linen service. 3 blankets was an additional $75. At the time we were staying the dishwasher did not work. We didn't know that when we rented and tried several times to start the dishwasher. I looked up on YouTube to see if there were any tips, and all YouTube video reviewers said that the dishwasher in general is a very difficult one to start. Hopefully the owner and/or management team will have this sorted before your stay.

No follow up from real estate agency when requested. No communication from the owner.
Several dis functions in the house. No WiFi the whole week I was there. Dishwasher was broken and bathroom doors do but function properly or lock. Pullout couch is very uncomfortable.
Other than that the house is cute.

I agree with the previous reviewer. It’s a nice cottage, everything is as in the photos. AC worked well, the kitchen was modern and well appointed. It’s spacious for a small group (we were 3). Very convenient to the Lewes beach and Cape Henlopen park and yet private and quiet.

However, this is not your usual AirBnb rental. First, you have to drive to Rehoboth Beach to pick up your keys and to return them. That is just absurd. You cannot leave them at the property. On our last day we spent 45 minutes in traffic EACH WAY just to drop off the keys. And this has to be done by 10 am. At check in the traffic was not as bad so we spent 40 minutes there and back - still very annoying.

Now to communication. None of my Airbnb messages were ever answered. They kept sending cookie-cutter emails that talked about needing to sign a rental contract, and never sending anything. When we had a partial power outage, we followed the instructions to call the after hours line, which never connected to any voice mail and no one answered. The person on the phone the next day was helpful, but was only able to send someone the following day (so two days after the issue arose).

Overall, we had a good stay, but this is definitely not the best experience as far as AirBnbs go.

Great, private cottage situated in an awesome location. Loved the privacy and ease of access to everything. The updated kitchen, back porch, and walking/running trail are all awesome.

HOWEVER- the rental company requires that you drive past the house into Rehobeth (20 mins one way, depending on traffic) just to pick up the keys. You’re also required to do the same on check out. Strongly recommend asking them to leave the keys in the lockbox on the property and save yourself 80 minutes of fighting traffic for no reason.
