Cancellation Policy
CANCELLATION AND SUBLET (RE-RENT): Rental deposits, accidental damage waiver fees, booking fees, and payments are non-refundable. Tenant is required to give written authorization for re-rental. If Agent is able to re-rent the rental unit for the Tenant, a 15% fee of the total rent will be deducted from received payments. The Landlord shall be paid all payments before Tenant is to be paid under re-rental. If the Landlord cannot be paid in full with the money received from the re-rental, the Tenant will add such funds as required to make full payment to the Landlord. Tenant agrees that this Lease may not be assigned or the rental unit sublet without the written consent of the Landlord, which may be withheld for any reason. If such consent is obtained, Tenant may sublet through the Agent for which Tenant will pay a 15% commission for said subletting and cost of cleaning.

Deposit Policy
PAYMENT POLICY: 50% of the total rent plus any service fees are due 10 days after reservation is made. Fees include Accidental Damage Waiver Insurance fee or any other fees associated with this rental including all municipal rental lodging taxes, a non-refundable booking fee, Travel Insurance (if chosen). Service fees and Accidental Damage Waiver Insurance fee shall be due and payable by credit card at the time of reservation on the on-line reservation system. Agent shall be entitled to collect the credit card payment when the Agent confirms the reservation on the on-line reservation system. The balance of the rent is due 45 days prior to check-in, unless otherwise specified. The rent balance may be paid by personal check, credit card, money orders, traveler’s checks, or certified checks. Personal checks will not be an accepted form of payment of the rent balance after 45 days before the check-in date. Mailed payments should made payable to: JMR Brokerage, and sent to Delaware Rentals, JMR Brokerage, Keller Williams Building, 37169 Rehoboth Avenue, Unit 11, Rehoboth Beach, DE 19971.

Advised to stay elsewhere. The home has clearly not been maintained over the time it has been rented.

Negatives or broken items
-Ants in the kitchen (realtor was not surprised and there was no aid given to us)

-WIFI - there is a network to connect to, but it cannot even load a simple web page. So, there is no wifi as advertised.

- Broken microwave - was broken on arrival, called realty agency , said they would contact owner, failed to. Called the 2nd day, different rep answered, and who was not made aware of situation. We were told someone would bring one over. This never happened.

- Fridge - keeps some food cold, freezes others. This is when it was set to the lowest setting (warmest setting)

- Patio door does not lock

- Front door only deadbolt works

- Not a single garbage can or bag in the house

- Dirty/ unusable cookware

- Tubs/showers do not drain

- Lamps,chairs, coffee pot, …. Honestly, if you expect it in the home it probably is broken or half works

House was okay. Air conditioning worked about half the time, had to purchase a lot of basic things that should’ve been there, deck was freshly painted and was horribly done, information about grill was false. Neighbor was picky about trash cans being visible and parking on the street, however every other house in the neighborhood had visible trash cans and most had cars parked on the road…
Overall I’d give it a 4/10.

Everything was great. With having a large group finding a place to stay wasn't the easiest. Everyone loved the space and there was plenty or room for the kids to play. would definitely rent again.

Check in - the listing said 2pm check in, every where we could see. They told me we couldn’t check in until 3, not a problem. I went to pick up the keys from the realty office at 2:30, the woman was annoyed she even had to let me in the building. Let me know the previous guests had “trashed” the place and that we wouldn’t be able to check in at 3. I gave her my number, we never heard from them on when we could check in. Around 4:30 I asked her if we were able to go in and yes, we could. Hours paid for and not refunded.
The house - trashed is an understatement, and the issues had not just happened with the previous guests. The tub was broken, one of the showers doesn’t drain, the back patio had its railing broken off, trash in the backyard, blood on one of the bathroom floors, random pieces of wood lining walls in the dining room and entry room, no dish soap, no trash bags (which when I asked her about them, she said normally people travel with them…really? People fly 3,000 miles with household items when they’re paying for a HOME??), the toilet paper holder in the master was completely broken off, there was food and trash under the couch - it was disgusting and completely uncared for.

The kicker - the morning after our late and rude check in, I get a call from a now pleasant employee, letting me know the home owners want to sent a repairman in to fix the issues because they have “back to back bookings and need the home to be in shape for the next guests.” Okay - so you expect to inconvenience my family, with zero offers of partial refund or anything, so the next guests have a decent stay? I said no, I am uncomfortable with someone we don’t know coming into our home for the weekend with all of our belongings. My husband and I both let her know we were only comfortable with him repairing the back deck and that they should use their 10-3 window on Monday when we check out to do the other repairs before their next guests check in. She says okay and we hang up.
Hours later we get back home, only to find this man has been through the house, with all of our stuff, explicitly against our wishes. I am checking what legal recourse we have, as this is not legal in any other rental scenario. The worker left the grill out on the front patio. During our entire stay there was someone else’s linens on the front patio, and that trash the previous guests left and the cleaners didn’t pick up? A storm hit and blew it ALL over the neighbors yards. My husband felt bad for them, as this wasn’t their fault either, so he went around and cleaned up trash that we were told would be picked up after we checked in.
Absolutely horrific experience. I cannot stress enough to never book this joe maggio realty.

The home is located in a nice neighborhood and the pool is within walking distance. It is very spacious and accommodating. Check-in was a bit difficult because we got there after office hours and we couldn’t find the location of the lockbox for the keys but other than that, the stay was great.

The listing wasn't as advertised. Everything was either broken or not working. The utensils were all dirty. The pots and pans were broken and missing lids. There were flies all over the house, a fly swapper is on the kitchen table. The bbq grill was all rusted and dirty. The light bulb in the laundry room was never changed. The entire house only had one big garbage bin and two small bins. The lock to the glass door leading to the back of the house was broken. There is a piece of wood that needs to be placed by the slot of the glass door to lock up the glass door. The reality place hardly replies to your emails and if they do, it takes a long time. 2 of the 3 bathroom doors do not lock on the 2nd floor. We had to go out of our way to buy new pots, toilet paper, blowdryer, bbq grill with charcoal, and utensils. And there was no hand soap offered during covid.

The only good thing I can say about the rental was the location and four parking spots available in the drive way.

House doesn’t get below 80 degrees during the day so if you don’t like to be hot make sure you come home when the sun is setting.
The front and back door have security issues, they don’t lock properly.
The residents in the community are unfriendly. -you can tell they don’t like the fact the house is rented out.
The beds are insanely uncomfortable and you have to make them when you arrive. This is not part of housekeeping’s responsibility
Our check-in was at 2PM, I arrived about 20 min before 2 and was told check-in was at 3PM -that’s not what was stated in bold from AirBNB -I was allowed to check-in , thankfully. But was then told the cleaners had until 6PM to come to the home and clean and if they come I have to leave to give them the space. And what happened…the cleaner was late and we had to leave. Ridiculous. Paid a full day to not even have access the full time after check out after traveling is annoying.

The house is close to the beaches of DE and OC

I wouldn’t book another stay here. Neighbors are rude, I was raised to acknowledge someone if you’re passing them, you don’t have to have a full on conversation but a simple nod or wave would suffice when someone acknowledges you when they pass.
Management seems to be overwhelmed during this time of year as well.

My family enjoyed staying at this house. The house itself is beautiful and the check in/out process was super easy. Unfortunately the house was not clean when we arrived and a lot of the furniture is broken. This is what brought my rating down to 3 stars. The neighbor across the street diagonally is a bit nosey and will try to see what you're doing to report back to the hosts so beware lol. The neighborhood was really nice and it's super close to the beach!

Great location, close to all the beaches. Very spacious house, quiet neighborhood and pool access. Great communication with management company, we had a problem with the key fob that was given to us for the pool and it was fixed immediately. Furniture was worn and could be cleaner as well as linens and pillows that were provided. Furniture and TVs could be updated.
